Anticipated Surge in Investment for Alibaug Resort Homes Driven by MTHL

The recently inaugurated Mumbai Trans Harbour Link (MTHL), known as 'Atal Setu' and recognized as India's longest sea bridge, is positioned to play a crucial role in transforming the investment dynamics for resort homes in Alibaug. Mumbai Trans Harbour Link (MTHL)

The Mumbai Trans Harbour Link, also called Atal Setu, is a six-lane expressway bridge over Mumbai's harbor, featuring a 4 km steel span for ships. The 22 km-long sea bridge will reduce travel time between Mumbai and Alibaug to approximately 45 minutes, making Alibaug more appealing for investment. It has a max speed of 100 kmph, an Intelligent Transport System, and environmental features like noise barriers. The Atal Setu project, in the works since the 1990s, saw construction starting in April 2018. Financed largely by JICA, with an initial tranche of Rs. 7910 crore ($1.22bn) released in March 2017, the MTHL is India's longest bridge/sea link, executed by L&T and Tata Projects.

Government Investment

The government of Maharashtra, as part of the Alibaug Smart City project, is investing in the infrastructure of Alibaug, including upgrades in public transportation, water supply, and waste management.

Anticipated infrastructural developments are expected to elevate the standard of living in Alibaug. These improvements in infrastructure are potentially poised to boost the real estate market in Alibaug.

Survey Findings

Savills India survey indicates heightened interest in second-home investments in Maharashtra, with net yields in the range of 4-6 percent.

Dr. Sachin Chopda of Pushpam Group notes a surge in demand for resort homes in Alibaug, attributed to the MTHL and ongoing infrastructure projects in the Mumbai Metropolitan Region (MMR).

Alibaug, known for its natural beauty, is transforming into a sought-after lifestyle destination with new hospitals, international schools, and expanded transportation services.

The demand for second homes in Alibaug has witnessed exponential growth over the last three years.
