Located on Al Marjan Island in Ras Al Khaimah, UAE, Oystra is a 128,000 square metre seafront development featuring 950 one- to four-bedroom apartments, duplexes, penthouses, and waterfront villas, integrated with high-end retail, dining, and leisure amenities.
Ras Al Khaimah, one of the UAE’s fastest-growing emirates, is projected to see a 55% population increase by 2030. The emirate’s tourism industry is also booming, with expected annual visitor numbers reaching 3.5 million by 2030 - up from just 100,000 in 2013.

Extending 4.5 km into the Arabian Sea, Al Marjan Island features 23 km of coastline, including 7.8 km of white sand beaches. It is located just 25 minutes from Ras Al Khaimah Airport and 45 minutes from Dubai International Airport. The masterplan includes parks, marinas, wellness centres, and entertainment hubs, making it a key lifestyle destination.

Design and Architecture
Designed by Zaha Hadid Architects (ZHA) to provide over 75% of apartments with uninterrupted sea views, Oystra’s fluid geometry features large balconies that echo the ripples of ocean waves. These balconies serve as seamless extensions of each living space while shading interiors from direct sunlight.
The development’s sculptural 20-storey towers are set within a 42,000 sqm site filled with landscaped gardens, courtyards, swimming pools, and a beach club. Residents will also enjoy a rooftop 360° infinity pool and fine-dining restaurant with panoramic views.

Sustainability and Innovation
Environmental simulations and digital mapping were used to optimize site orientation, solar shading, and ventilation. The buildings will incorporate seawater-based cooling systems and an insulating cavity façade to minimize energy consumption while enhancing comfort in Ras Al Khaimah’s arid climate.
